Inspection and Backflow Testing – $179
Backflow/Controller Test
The first step in inspecting an irrigation system is to complete a backflow test, which involves inspecting the backflow prevention assembly.
Backflow prevention assembly prevents potable water from contamination due to backflow and provides the system water pressure. Backflow testing certification is required yearly for all sprinkler systems by most water municipalities to ensure the protection of the city's water supply. Once our sprinkler system inspector confirms the backflow prevention assembly is functioning properly, the next step in examining your irrigation system is to inspect the controller for functionality and programming. We will check the programmed schedule for appropriate runtime length and frequency based on system coverage and any environmental factors.
Complete Run Through
Our Sprinkler System Inspection in Kansas City will also determine if a rain sensor is present and functional. The technician will then do a complete system run through, running every zone individually, and answering the following questions:
⋅How many sprinkler heads are in each zone?
⋅What are the make and model of the heads and rotors?
⋅Is there any damage to any of heads or rotors?
⋅Is the water coverage sufficient for the area?
⋅Are any nozzles clogged?
⋅Are any heads or rotors leaking?
⋅Have any heads sunk due to ground settling?
Turf Inspection
The final step in inspecting your irrigation system in Kansas City is to look at the turf.
The technician is looking for dry or brown spots in the yard, which could indicate insufficient coverage. Any water pooling could indicate over saturation, which could indicate an underground leak or grading concern. A complete written inspection report will be provided by our technician, and will be available with our home inspection report. Consider a sprinkler system inspection as part of your home buying process in Kansas City to ensure an efficient water system that keeps your lawn and landscape beautiful and completely stress free.
We are here for you to make the process easy.
Our team of inspectors is here to help. Transparency, guidance, and education is our goal during the home inspection. We will help ensure the home you are purchasing is safe for your family and will not cause major or expensive problems in the future.
